Anantara Kihavah Maldives Villas occupies a private island in the Baa Atoll UNESCO World Biosphere Reserve, minutes from Hanifaru Bay and home to the Maldives’ only underwater caviar restaurant and its first overwater observatory.

The 80 beach and overwater pool villas and residences range from 258 sqm to 2,994 sqm across two- to four-bedroom configurations, each with Villa Host service, a private pool, and direct beach or lagoon access. Complimentary kayaks, snorkelling equipment, and bicycles are included throughout the stay.

The resort’s four dining venues are each built around a single element: sea, fire, sky, and plates. An overwater spa, PADI dive centre, padel and tennis courts, and the house reef surrounding the island complete a property that consistently ranks among the finest in the Maldives.

Food and Drink

Four venues each take their name and concept from a natural element. SEA is the standout, an underwater restaurant serving an à la carte menu with caviar alongside uninterrupted views of the marine life outside. SKY is the overwater observatory and dining venue, open for celestial dinners and sunset cocktails.

FIRE is the beachside grill with open-flame cooking of fresh seafood and prime cuts, and PLATES handles all-day international dining from breakfast through dinner with lagoon views.
Spa and Wellness

The overwater Anantara Spa delivers treatments with marine life visible beneath glass-panel treatment beds, combining traditional Asian techniques with contemporary therapies. Signature Anantara rituals, couples’ treatments, and a full body and facial menu are all available.
